PROJECT GOALS:
The project was an adaptive reuse of a 7-story high-rise built in 1959, with the greatest work consisting of a complete interior demolition and renovation, including asbestos abatement, new HVAC and mechanical and electrical improvements, elevator upgrades, energy efficiencies, life safety, and build-out of a five-floor fitness center to include a suspended saltwater lap pool and two-story basketball court.
The exterior was upgraded to include new roofing, decorative stone work, and new doors and windows. Renovation of the building also required structural upgrades to the mid-century wood-piling construction, including seismic retrofit and ADA-compliance measures. Floor plate and crossbeam modifications to accommodate the pool, valet, and basketball areas also required structural modifications and tie-ins to the adjacent buildings to redistribute loads.
