The Village at Bay Park originally came to Consolidated Construction Co., Inc. (CCC) as a hard bid project. The developer had a project in mind and a budget in mind. Unfortunately, the project, as drawn by the original architect, came in at $5.926 million, approximately $900,000 over the budget ($5 million) that the developer needed to meet. CCC proposed $800,000 in value engineering options to reach the price of $5.079 million.

After the contract was signed, the value engineering options were re-designed by CCC (rather than the original architect)—saving both time and money and allowing construction to begin immediately. CCC ultimately became the designer of record for this project.

In addition to taking on the risk of meeting the owner’s budget, CCC also had a tight schedule to maintain; the contract contained a liquidated damages clause. The shopping center contract was built around the contract terms of their largest tenant in the complex, JC Penney. CCC was not building the JC Penney building, but had to meet the terms of their contract & schedule while building the other 5 buildings. The five buildings, 90,000 square feet of space, were started in April 2005 and finished in September 2005. DSW Shoes was even able to move into their space earlier than scheduled (mid-August).

Extraordinary teamwork made this project a success.

Project Overview

  • PROJECT: of a 14,329 sq. ft. office building into a 17,035 sq. ft. dermatology clinic.
  • FEATURES: include 24 exam rooms, a grand staircase, clerestory ceilings, laboratories, offices, and a solarium.
  • ADAPTIVE REUSE: transformed a mundane structure into a state-of-the-art clinic showcasing craftsmanship and functionality.
  • SELF PERFORM: Consolidated Construction self-performed 32% of the work, including demolition, carpentry, cabinetry, and steel installations.
  • RECLAIMED MATERIALS: Used vintage lumber from Jim Beam whiskey barrel storage, Kentucky equestrian fencing, and Wisconsin barns for beams, trim, and accents.
  • PROJECT OF DISTINCTION: This project earned a Projects of Distinction Silver Award from Associated Builders and Contractors.
